Nine Bar Land and Cattle is very excited to offer this 320 +/- acres of outstanding live water property along the banks of the San Saba River that offers an abundance of diverse acreage, exceptional weekend or residential accommodations and over 3600 feet of river frontage to enjoy fishing, kayaking, swimming or other recreational activities.
Improvements include a 2100 sq. ft. two bedroom, two-and-one-half bath (one with jacuzzi tub/shower) stone home built in 2006 with metal roof, tile flooring, central heat/air, a large open kitchen with plenty of cabinets. The kitchen opens to the living/family room which features a very large stone fireplace. An enclosed back porch covers the entire length of the home, perfect for enjoying the view, or for extra guests. There is also a 40×40 metal barn with concrete floor and electricity, two metal car sheds, a small, older wood frame home currently utilized as a hunting cabin, and a small set of working cattle pens.
The land is a diverse mixture of native pastureland with live oaks and rolling to hilly terrain on the north end of the property with the land gradually sloping towards the river to the south. The southern end of the property has approximately 70 acres of improved grass fields (great for cattle or growing hay) with the balance being native pasture.
The San Saba River flows along the entire southern boundary varying from shallow rock bottom to pools and rapids which are ideal for recreational use. Access to the river is very easy from almost any location-you can walk right down to the water!
Besides the flowing river there are four water wells. Two wells are solar pump equipped and provide year round water pumping into dirt tanks. One of these is located just south east of the house and another is on the north east side of the property. The house is supplied water from a submersible pump and there is a windmill.
With property as diverse as this is one can be assured that wildlife is prolific. Deer, turkey, feral hogs and other wildlife native to the area can be found, not to mention great fishing! At this time the owner runs cattle on the property to maintain ag exemption.
A property of this size, and one that offers such great diversity with almost three quarters of a mile of prime river front is rare. This ranch offers something for everyone- whether you are looking for your dream ranch, a quiet get away place, or family retreat, this place has it year-round.
