Perimeter fencing around the ±320 acres have cattle guards on Lange Polk Road where the roadway intersects the boundary lines as the ranch extends on both sides of Lange Polk minus adjacent roadway fencing.  High fencing is present on the south angled boundary line.  Cross-fencing with three gate entrances dividing the N ±160 acres & S ±160 acres.  Fencing around the ranch cabin and additional areas provide protection from intrusive elements.

The 2018 ranch cabin with covered front porch has functional kitchenette/living/2 sleep rooms/bathroom ideal for the necessities with low maintenance in mind.  Walls and ceiling are insulated with R30, windows insulated with double paned, metal roof upgrade, and 4 x 4 cedar posts line the porch.  The main building was custom ordered from Premier in Burnet, TX and further customized thereafter with bathroom add, kitchenette, and porch (±456 SF & cover porch±200 SF).  200 AMP feeder, electric service ran underground to cabin in PVC pipe, direct burial cable.  New septic system with oversized 1060-gallon septic tank being installed with ability to possibly expand housing footprint with future installation of additional drain field.   Current codes allow for additional construction of 1800 +/= with additional drain field added–subject to change in future–onsite soil testing needed to verify.

6 gallons per minute water well N from cabin provides pressurized water to cabin & 2 most westerly troughs.  Above ground concrete cistern with submergible water feed pipe, ±5.5’ H x ±60’ circumference= ± 116,000 gallons connects to the 3rd water trough just northwest of cabin.

Extended housing available offsite for family gatherings, corporate events, etc., in Mason’s nearby town square (±12 miles away) and surrounds– quaint B&B’s, wineries with wine tasting, longest continuing operating movie theater in West Texas, original world-famous Cooper’s BBQ, and other excellent table fare.  Close to Fredericksburg (45 mins) and Brady (25 mins)—but just far enough, ranch authenticity reigns.  About 95 miles from Greater Austin/San Antonio Metro, so day trips are possible to/from with ease.  Located NW from arguably one of the leading high-tech job markets (Austin) in the nation.
